Essential Building Repairs has moved to Sites

Roof leak in board room

Roof leak at 207 over rental tech area at space heater stak.

Ceiling tiles

Dishwasher drain leak (above Lower Level ceiling)

Door Locks should be checked and improved where automatic locks are installed.  Especially 207 reception and main 500 West wood.  See bill W for lock bolt plate cover.

Troubleshoot and fix East Boiler burner controller.

Mount and fill mechanical equipment parts and manual boxes near each type of equipment.

On or about Dececember 1st every year drain S2 & S3 cooling coils and install 1 gal antifreeze in each.  See procedure.

Complete hot water tank exhaust duct and fan. Fix as needed.

Inspect hot water recirc loop temperature sensor.

Connect FedEx panic bell to sensormatic to call out on alarm #8 .

East area well drain cover.  Stainless kitchen sieve has been purchased for this purpose.

Truck dock drain sieve.

Troubleshoot and fix fume hood control in lab #3.  See David Liechamn & Bill Walker for details.

Fix high mercury vapor lights in Entry and outside 500 W. W. entrance.  See Mke & Bill.

HVAC

Calibrate HVAC Sensors

1. Calibrate Airflow Monitor Stations using EPA Method 1 and 2.

• Do S3 and ER3 1^st.
• Locate Airflow Monitor Stations
• Locate best location for traverse
• Drill 3/8 inch holes
• Traverse using standard pitot

1. Calibrate Air Pressure sensors
2. Calibrate Temperature sensors
3. Calibrate other HVAC Sensors

Connect bathroom ventilator in 207 building to automatically open economizer damper for makeup air demand.

Replace bathroom ventilator (E3) 500 building on roof.  This is a mushroom style fan.  Grainger # 4H84 is most similar and has been ordered.

Fix cooling tower fan grease fitting tube

Grease all fan and pump bearings.

Improve HVAC Computer program to eliminate unnecessary waste of energy.

Finish warehouse roof vent project.

Setup E1 fan and platform for stack test training

Install permanent fan for 500 WW electric room cooling.

Run UPS power to Rental and shipping computers

Finish warehouse speaker volume control installation.  Started by Rick Hyre 2004 but needs a more finished look .

Replace thru wall fan for electric room cooling.  Get more CFM for better cooling of batteries

Convert corporate procedures to HTML and place on Intranet

LIBRARY

Organize and clean house. Consider most general reference information is now on the Internet. Library should hold books, old papers and things that are to obscure to be on the Internet.

Things that could be of general interest here at cleanair could be scanned and place on intranet as a pfd document provided copyrights are not violated.

ENERGY

Overhaul Emergency Generator

1. Get copy of procedures for generator maintenance.
2. CAUTION Coolant under high pressure!!!! DO NOT REMOVE ENGINE RADITOR CAP until drained!!!!
3. Locate Auxiliary Radiator in Area Well outside of building and remove this cap.
4. Drain Coolant and replace
6. Change oil and filter and refill with synthetic oil.
7. Change Emergency Generator coolant valves and fan switch from or to winter/summer mode.
8. Test run generator.

Power wash Dryit.

Repair Dryit over truck dock.

Tuck point brick and replace buttress top on 207.

Repair Dryit over truck dock and at North door.

Using topsoil from west side of woodwork lane , fill in low spots and behind curbs.  Partially complete by Sullivan's summer 2003 and Jose 2004.

New specification for landscaping including tree and bush trimming replacing and planting.

Replace 207 truck dock.

Completed work

PDSA space heater vent stacks in 207 building. One is installed on blanked off duct. Other needs stack.  PDSA by Rick Hyre 2004

Fix leak in cooling tower sump. This will need a day when sump is empty and dry and weather is above 50 F for caulking.   PDSA by Rick Hyre spring 2004  This repair failed late 2004.

Order a load of topsoil

Install Dew Point sensor.   PDSA by Vincent Summer Intern 2002.

Repair leak in urinal valve. This is the urinal with the cleanair.com logo. Building maintenance has a special nylon insert channel lock for this job. DO NOT USE TOOLS WHICH WILL CAUSE DAMAGE TO CHROME.

Study E1 fan vibration. Done and Fixed by Rob Bemas (intern 2004)    Very good work.

Connect bathroom ventilator in 212 to a timer. This was done by John Chapamn about  2003

Purchase flexible duct joint for E1 fan inlet.  Fixed by Rob Bemas (intern 2004)  Excellent Job.

Replace all rubber hose. Buy best quality hose.

Roof leak over shipping.  (may be this was fixed by the roof perimeter repair) (fixed by Nick Giannopoulos 2004)
